Marley Park Special Service Area

Homes in the Marley Park Special Service Area are subject to additional monthly service area assessments, as defined in the Community Charter and levied to pay expenses incurred for benefits or services provided by the Marley Park Community Association, Inc. (MPCA) for certain portions of the community that are not common to all owners in the community.

About the Special Service Area

Governed by the MPCA Board of Directors, theSpecial Service Area was established pursuant to Section 4.2 of the Community Charter for Marley Park on Oct. 5, 2006. The Special Service Area is comprised of 105 homes located within Marley Park parcels 1, 3 and 7. These homes are subject to a Special Service Area assessment for certain maintenance, repairs and replacement services provided by the MPCA as defined in the Service Area Resolution, Marley Park Parcels 1, 3 and 7.

In accordance with our community’s governing documents, the Board of Directors established a Special Service Area Committee where owners of the units within the Special Service Area elect committee members to represent and act on behalf of all Special Service Area owners with respect to the services and benefits the MPCA provides to the Special Service Area.

MPCA Maintenance Responsibilities

As defined in the Service Area Resolution, Marley Park Parcels 1, 3 and 7, the MPCA is responsible for the following on homes in the Special Service Area:

  • exterior repainting.
  • landscaping (excluding landscaping within enclosed, fenced or walled yards, courtyards or patios).
  • irrigation equipment installed with the initial construction.

Special Service Area Committee

A three-member committee was established in accordance with Marley Park’s governing documents to represent the unique interests of Special Service Area owners. The committee is responsible for determining the nature and extent of MPCA-provided services to the Special Service Area. Committee meetings are open to owners of homes in the Special Service Area and MPCA staff, with recorded meeting minutes provided to committee members and the Board of Directors.

Committee members are elected by owners of homes within the Special Service Area in accordance with Section 5.3 of the Bylaws. Committee members serve a one-year term or until their successor is elected. The committee elects a chairperson to preside over quarterly committee meetings and is responsible for communicating with the MPCA Board of Directors and staff.
